The arrival of Labor Day is always tinged with a bit of regret at the impending end of a fleeting summer.  But when it comes to real estate, it also marks the beginning of the much-awaited Fall Market, when sellers scramble to get their homes listed in hopes of moving on before the end of the year.  

With that in mind, we're expecting a flood of new homes to be unveiled, starting tomorrow morning.  Ready, set, go!

Here's one of mine:  a hard-to-find, reasonably priced horse property in Rutland that will make its market debut on Tuesday.  In rough shape when the sellers purchased it some two-and-a-half years ago, it now shines.

This property has two newly painted barns, with a total of seven stalls (plus a tack room), on 24+ acres.  There are several fenced pastures and a small outdoor arena.  It would be possible to create some trails in the wooded area beyond the open land.

It comes with a cute ranch home that has just had a major facelift.  Updates include a new boiler and hot water tank, new pellet stove, new full bath in the lower level, new granite kitchen with new stove and refrigerator, new hardwood floors, new insulation and gutters.
